Tenants Legal Liability

Tenants Legal Liability (TLL) covers you, the insured's, legal liability in causes where the tenant causes fire damage to the rented property. If you rent a portion of a strip mall and you have a fire then your tenant legal liability will cover the damages to the area you occupy. For commercial and business insurance your commercial general liability coverage will step up for properties that adjoin yours that may have been damaged.

It is important that you have a good idea of the reconstruction cost of the area that you are renting. If your TLL is $100,000 and damages exceed that amount then you could find yourself facing a huge financial burden. Take control of your insurance. Ask questions. Talk to your agent or broker. They are paid to help.
